A Buyer’s Agents is an Independent and licenced real estate professional who works exclusively for property buyers. They are experienced and professionally skilled to handle and manage the property buying process including carrying out research, search, due diligence, evaluation, skilful negotiations and completing a property purchase transaction. Buyer's Agents help property buyers tremendously by saving time, money and all the stress while also ensuring that they are making an informed decision at the best possible terms and costs. A Professional and Independent Buyer's Agents does NOT sell or act as a selling agent and must always work only in the best interest of the buyers.

Buyer's Agents are pro negotiators who will also keep you emotionally detached from the process and decision making, protected from making costly mistakes, enable decision making based on facts and may also be able to unlock access to opportunities not available elsewhere like off-market or pre-market properties.
A Buyer's Agent use a range of tools and data to determine the true and actual value of a property. While the internet is full of free information, a buyer's agent typically have subscription access to specialised and highly reliable real time data from the market which plays a crucial role when determining the value of a property for effective negotiations. Real time data, historical figures and predictive reports together becomes a valuable tool for us. The skill of interpretation and analysis of this data also plays an important role and this comes only with experience as we spend our time in the market making deals on a daily basis.
A Buyer's Agent may charge a fixed fee or a percentage based on the purchase price of a property. The fixed fee model is more liked by the clients as they know up front how much they will pay. We also work on a fixed fee and our fees for the complete end-to-end buying service may cost anywhere from 12K to 20K or more, depending on the type of purchase project and the work involved. We always quote our fees upfront at the time of engagement and there is never ever any other hidden fees, charges, commissions or any type of kickbacks from anyone. Our fee is duly noted on the service agreement that we sign when taking clients onboard and is payable in two parts - 1. Engagement Fee/Retainer - This is usually $3,000 + GST payable at the time of signing and is non-refundable. 2. Balance - The remainder of the balance is payable when your property purchase contract becomes unconditional.

Off-market properties are those properties that are not advertised in the open market due to several reasons. In some areas there can be up to 40% of the properties available for sale that are off-market and cannot be found through usual advertising platforms. Our network of trusted real estate and related industry professionals gets us access to such properties where they are available and this significantly improves our chances to score a deal due to lack of buyer competition on these properties.
A Buyer's Agent works exclusively for the buyer to ensure the best outcome for them whereas a selling agent works for the vendor and are paid to achieve the highest selling price. We believe that while the vendors have a skilled negotiator working for them, the buyers must also have an experienced and skilled negotiator to work for them as a buyer's agent.
